Amberwood at Holland Records 11% Sales After Launch: What the Results Say About District 10 Demand

Amberwood at Holland began sales bookings on 26 September 2026, bringing 212 new private homes to the Holland Plain area in District 10. The 99-year leasehold development by Sim Lian Group is also the first private residential project launched within the broader Holland Plain precinct.

Unlike many recent new launches, Amberwood does not offer 1- or 2-bedroom apartments. Its entire unit mix consists of 3-, 4- and 5-bedroom homes, positioning the development more towards families and owner-occupiers looking for larger living spaces.

Based on the latest sales availability data, 24 of Amberwood at Holland's 212 units have now been sold, representing an overall take-up of approximately 11.3%, with 188 units remaining available.

Indicative launch prices started from around S$2.6 million for a 3-bedroom, S$3.2 million for a 4-bedroom and S$4 million for a 5-bedroom.

Which Unit Types Attracted Buyers?

The latest inventory data shows that sales have been spread across all three main bedroom categories, although 4-bedroom homes have recorded the highest number of transactions so far.

The 4-bedroom segment accounted for 11 of the 24 sales, followed closely by 3-bedroom homes with nine transactions.

Five-bedroom homes recorded four sales based on the latest availability figures. Given their larger sizes and higher entry prices, it is unsurprising that this segment has seen a more measured pace of sales in the early stages.

A Closer Look at the Unit Mix

Amberwood offers several configurations within each bedroom category rather than a single standard layout.

Among the 3-bedroom homes, the development includes standard, Flexi, Premium and Study configurations. The latest data shows:

  • 3 Bedroom: 2 of 8 sold
  • 3 Bedroom Flexi: 3 of 18 sold
  • 3 Bedroom Premium: 1 of 30 sold
  • 3 Bedroom Study: 3 of 18 sold

For 4-bedroom homes:

  • 4 Bedroom: 1 of 24 sold
  • 4 Bedroom Flexi: 4 of 18 sold
  • 4 Bedroom Luxe: 1 of 8 sold
  • 4 Bedroom Premium: 5 of 24 sold

Within the 5-bedroom category:

  • 5 Bedroom Luxe: 3 of 40 sold
  • 5 Bedroom Premium: 1 of 24 sold

The results indicate that buyers are not necessarily gravitating towards the smallest configuration available. 4 Bedroom Premium and 4 Bedroom Flexi homes have been among the stronger-performing individual configurations, suggesting that some buyers are prioritising additional space or layout flexibility despite the higher overall purchase price.

A Launch Aimed at Families Rather Than Small-Unit Investors

Amberwood's unit mix makes its buyer profile particularly interesting.

All 212 apartments are 3-bedroom homes or larger, while the project's low-rise design comprises 11 residential blocks of four to six storeys.

This means its sales performance cannot be directly compared with launches where a large number of lower-priced 1- and 2-bedroom homes help drive high opening-weekend transaction volumes.

The early sales breakdown supports that positioning: almost half of the project's transactions so far have been for 4-bedroom homes.

What Amberwood's Results Show About New-Launch Demand in Holland

Amberwood's early results point towards a more selective form of demand in the Holland and wider District 10 market.

Rather than demand being concentrated around the lowest possible entry price, the results suggest there remains a pool of buyers prepared to pay for larger new homes in established prime residential locations when the product meets their needs.

Amberwood is also the first private launch within Holland Plain, so its performance provides an early indication of how buyers may respond as the precinct develops further.

For now, the figures suggest that new-launch demand in Holland remains present, but price sensitivity and unit selection matter. Buyers appear willing to commit at around the S$3,000 PSF level, particularly for family-sized homes, while the remaining inventory will provide a clearer picture of how deep that demand is beyond the initial launch period.
