Dakota Residences has recorded a new all-time high sale price after a penthouse unit was resold for S$6.388 million on 4 June 2026. The transaction is now the highest recorded sale price at Dakota Residences, and also marks a new benchmark for the highest condo resale price in District 14.

The record-breaking unit is a 4-bedroom, 4-bathroom penthouse spanning 3,692 sqft. Based on the transacted price, the sale works out to S$1,730 psf.

The S$6.388 million transaction stands out because of both its quantum and unit type. As a penthouse, the unit is one of the larger and more exclusive homes within the development, giving it a different positioning from standard resale units.

Notably, the next highest recorded transaction for Dakota Residences was also for the exact same penthouse unit, which was previously purchased for S$4.9 million in August 2014, at around S$1,327 psf. After a holding period of 11 years and 9 months, the seller made a realised gain of about S$1.49 million, or about 30.4%.

This also means the latest resale price exceeded its previous purchase price by nearly S$1.5 million, reinforcing the long-term price growth seen for selected larger units in the project.

Dakota Residences is a 99-year leasehold condominium located along Dakota Crescent in District 14. Completed in 2010, the development has 348 units and sits within the city-fringe Geylang/Dakota area.

It also shows that larger city-fringe condo units can still command strong buyer interest, especially when they offer size, exclusivity and good accessibility.

Compared to the average 4-bedroom condo transaction in District 14, this record sale stands out significantly in terms of overall quantum. While the average 4-bedroom unit in D14 transacts at around S$2.6 million, the Dakota Residences penthouse changed hands for more than double that amount at S$6.388 million. However, its substantially larger floor area resulted in a lower psf of S$1,730 compared to the district’s average of approximately S$1,970 psf. 

For Dakota Residences, the transaction is a significant milestone. For the wider D14 market, it highlights how rare, large-format homes can achieve exceptional sale prices and gains, underscoring the continued demand for spacious and well-located residences.
