The project’s launch pricing began at approximately:
- S$1.475 million for a 2-bedroom unit
- S$2.597 million for a 3-bedroom unit
- S$3.588 million for a 4-bedroom unit
The developers separately announced an average selling price of approximately S$3,140 PSF for the launch weekend.
Achieving more than half of its total sales within the initial launch period represents a steady result, particularly given the project’s prime-location pricing and its larger proportion of family-sized homes.

Dunearn House offers 176 2-bedroom units, 96 3-bedroom units and 108 4-bedroom units.
Demand was strongest for its 3-bedroom homes, with 81 units sold and a take-up rate of approximately 84%. This category generated an estimated S$194.13 million, the highest revenue among the three main unit types.
The results across the development were:

Although 2-bedroom apartments recorded the largest number of sales at 88 units, their 50% take-up rate was more moderate because they also formed the project’s largest unit category.
Four-bedroom homes saw the lowest take-up rate at 37%. However, the sale of 41 larger units still indicates a meaningful pool of buyers willing to commit to higher-priced homes within the development.
What the Results Show About New-Condo Demand in Bukit Timah

Dunearn House’s launch performance shows that demand for new private homes in Bukit Timah remains healthy, even at prices exceeding S$3,000 PSF.
Its first-mover position within the Turf City redevelopment likely contributed to buyer interest. The wider precinct is expected to introduce new homes, public spaces and amenities over time, allowing early buyers to enter before the area becomes more established. The project also benefits from Bukit Timah’s existing appeal as a low-density residential area with strong transport connectivity, greenery and access to schools.

Overall, Dunearn House’s 55% take-up suggests that Bukit Timah continues to support demand for premium new launches, particularly among buyers seeking practical family homes. Future projects in the Turf City precinct may benefit from the same underlying interest, but their performance will likely depend on how effectively they balance pricing, unit sizes and overall value.
