SkyTerrace @ Dawson Sold at S$1.7 Million

In February 2026, a five-room loft at SkyTerrace @ Dawson sold for S$1.7 million.
The 1,313 sq ft unit at Block 92 Dawson Road was located between the 19th and 21st storeys, translating to around S$1,295 PSF.
Its rare loft layout, larger floor area and Queenstown location helped the development become one of the first HDB projects to reach the S$1.7 million mark.
City Vue @ Henderson Sold at S$1.728 Million — Highest Record to Date

Just two months later, a five-room flat at City Vue @ Henderson transacted for S$1.728 million.
The approximately 1,216 sq ft unit at Block 96A Henderson Road was located between the 46th and 48th storeys, achieving about S$1,421 PSF.
The deal pushed the national HDB resale benchmark higher and highlighted the premium buyers are willing to pay for high-floor units in central locations.
The Pinnacle@Duxton Also Moved Above S$1.7 Million

The Pinnacle@Duxton has also crossed the S$1.7 million level.
A five-room unit at Block 1B Cantonment Road was recorded at S$1.701 million in September 2026, while two other five-room units were reported at S$1.72 million in August.
At around 1,152 sq ft, the S$1.72 million deals work out to approximately S$1,493 PSF, reflecting the strong premium attached to the development’s CBD location.
Natura Loft Crossed S$1.7 Million in August 2026 Too

A five-room unit at Natura Loft in Bishan was also reported at S$1.711 million in August 2026.
The approximately 1,292 sq ft unit at Block 273A Bishan Street 24 works out to around S$1,325 PSF.

What Do These Transactions Have in Common?

These transactions show that the highest-value HDB deals tend to involve larger five-room flats in premium locations, often with high floors, uncommon layouts or other attributes that are difficult to replicate.
Projects such as SkyTerrace @ Dawson and Natura Loft also offer distinctive unit types, while Pinnacle@Duxton and City Vue @ Henderson benefit from their proximity to the city.
For buyers and sellers comparing premium flats, recent transaction information can provide useful context on how similar properties have been priced.
S$1.7 Million Is Still the Exception
Despite these record-breaking deals, S$1.7 million HDB flats remain a very small segment of the overall resale market.
Rather than signalling that such prices are becoming normal, the transactions point to a growing premium HDB segment where buyers are willing to pay significantly more for rare and highly desirable units.
Buyers looking at these higher-end flats can also compare current options on the RealAgent Listing Portal to see how asking prices compare across projects and locations.
With several developments now reaching the same price range, the next milestone may be closer than expected:
