How to Write Property Descriptions That Attract Serious Buyers

A good property description should do more than make a home sound attractive.

It should help buyers quickly understand what the property offers, who it suits and why it may be worth viewing.

The clearer the description, the easier it is for serious buyers to decide whether the property matches their needs - while casual browsers can rule it out earlier.

Start With the Strongest Selling Point

Do not make buyers search through a long paragraph to find out what makes the home special.

Lead with its strongest advantage.

Instead of:

“Beautiful 3-bedroom condo for sale in a great location.”

Try:

“3-bedroom condo within walking distance of the MRT, with an efficient layout and unblocked views.”

The second version immediately gives buyers useful reasons to keep reading.

Depending on the property, your opening could highlight:

MRT proximity, school access, renovation, views, high floor, corner position, spacious layout or move-in condition.

Turn Features Into Buyer Benefits

A common mistake is simply listing features.

For example:

“Balcony, enclosed kitchen, study room.”

These facts are useful, but explaining the benefit makes them more persuasive:

“A dedicated study makes working from home easier, while the enclosed kitchen keeps cooking separate from the main living area.”

Think about what each feature means for the buyer.

A balcony could mean outdoor dining. A helper's room could suit larger families. A renovated unit could reduce the work needed before moving in.

Include the Details Serious Buyers Actually Need

Descriptions should answer the questions buyers are likely to ask before arranging a viewing.

Useful information may include:

  • Unit size and layout
  • Floor level and facing
  • Renovation or condition
  • MRT and transport access
  • Nearby schools and amenities
  • Move-in availability
  • Any distinctive property features

Avoid filling the description with information already obvious from the listing unless it helps explain why the property is attractive.

Be Specific Instead of Using Generic Sales Language

Words such as “rare,” “stunning,” “must-see” and “dream home” appear frequently in property marketing but tell buyers very little.

Specific details are usually stronger.

Instead of:

“Amazing location with fantastic amenities.”

Try:

“Approximately 5 minutes' walk to the MRT, with a supermarket and dining options nearby.”

Specific information gives buyers something they can actually evaluate.

It also makes the listing feel more credible.

Make the Listing Easy to Scan

Most buyers are unlikely to read a large wall of text.

Keep paragraphs short and organise information in a natural order:

Main selling point → property highlights → location → condition → who it suits → viewing CTA.

Agents can publish and share listings through the RealAgent Listing Portal, combining a clear description with property photos, key details and nearby location information.

A stronger description does not replace good photos or accurate property data - it helps bring everything together into a more convincing listing.

The Bottom Line

The best property descriptions are not necessarily the longest.

They are specific, easy to scan and focused on what matters to the buyer.

Start with the strongest selling point, explain the benefits behind important features and give buyers enough information to decide whether the property suits them.

A good description should ultimately answer one question:

“Why should I shortlist this home?”
