Lucerne Grand Launch Sees 61% Take-Up as Demand Builds Around Jurong Lakeside

Lucerne Grand officially opened for sales on 3 October 2026, bringing 570 new private homes to Lakeside Drive in District 22.

Developed by City Developments Limited (CDL), the 99-year leasehold project comprises five 17-storey residential towers and forms part of a mixed-use development directly linked to Lakeside MRT station. It will also include Lucerne Galleria, with a supermarket and retail and F&B offerings on the first level.

The project sits close to Jurong Lake Gardens and the wider Jurong Lake District, giving buyers both established amenities and exposure to the longer-term transformation of Singapore's western region.

Based on our latest transaction data as of 5 October 2026, 61% of Lucerne Grand's 570 units have been sold.

Lucerne Grand's Launch Weekend Performance

Lucerne Grand's launch drew a strong initial response across its 2-, 3- and 4-bedroom configurations.

Launch prices started from approximately S$1.498 million for a 2-bedroom, S$1.988 million for a 3-bedroom, and S$2.788 million for a 4-bedroom Premium.

For a 570-unit development, selling around three-fifths of the project during its opening weekend represents a strong start, particularly given that Lucerne Grand does not contain any 1-bedroom units and is weighted towards larger homes.

Which Unit Types Attracted the Most Buyers?

Lucerne Grand comprises 222 2-bedroom units, 253 3-bedroom units and 95 4-bedroom units.

Based on the latest data of Lucerne  from RealAgent Listing Portal:

The 3-bedroom segment recorded the highest number of transactions, with 159 units sold, while 2-bedroom homes achieved the highest take-up rate at 63%.

Demand for 4-bedroom homes was more measured, but half of the project's larger units were still taken up within the opening period.

This relatively even performance across the different bedroom categories suggests that demand was not driven solely by buyers chasing the lowest entry price.

Two- and Three-Bedroom Homes Led Sales

Two- and three-bedroom apartments accounted for 300 of the 348 recorded sales, or around 86% of total transactions.

The 2-bedroom units range from approximately 624 to 710 sqft, while 3-bedroom layouts range from around 872 to 1,001 sqft. Four-bedroom units span approximately 1,152 to 1,432 sqft.

The strong performance of the 3-bedroom segment is notable because it is also the largest category in the development, representing 44.4% of Lucerne Grand's total unit mix.

This suggests buyers were responding not just to bedroom count, but also to specific layouts and overall quantum.

A Family-Oriented Unit Mix

Unlike projects that rely heavily on compact 1-bedroom apartments to generate opening-weekend sales, Lucerne Grand starts from 2-bedroom homes.

Its unit mix consists of:

  • 222 2-bedroom units — 38.9%
  • 253 3-bedroom units — 44.4%
  • 95 4-bedroom units — 16.7%

This means more than 60% of the development consists of 3- and 4-bedroom homes.

The results therefore point towards substantial demand from households looking for larger formats, rather than the launch being driven primarily by small-unit investors.

The buyer profile reported by CDL reinforces this. Around 93% of purchasers were Singaporeans, suggesting that domestic owner-occupiers and upgraders formed a significant part of the launch demand.

Why Lucerne Grand May Have Drawn Strong Interest

One of Lucerne Grand's most distinctive selling points is its connectivity.

The development is directly linked to Lakeside MRT station, while its mixed-use component will provide supermarket, retail and F&B options within the project itself.

It is also positioned close to Jurong Lake Gardens and the future Jurong Lake District, which is planned as Singapore's largest mixed-use business district outside the city centre.

This combination gives buyers both an immediate convenience proposition and a longer-term growth narrative.

At the same time, an average project price of around S$2,480 PSF keeps Lucerne Grand below the S$3,000 PSF levels increasingly seen at some recent prime and city-fringe launches, while still providing direct MRT connectivity.

That may have helped widen its potential buyer pool, particularly among HDB upgraders and families already living in western Singapore.
