Singapore Property Market Snapshot: August 2026 Gains and Losses Across Condos, HDBs and Landed Homes

In Part 1 of our Singapore Property Market Snapshot for August 2026, we looked at resale activity across condos, HDB flats and landed homes, covering transaction volumes, pricing trends, the most active projects and the month’s highest-value deals.

In this second part, we turn to resale gains and losses, examining which August transactions delivered the strongest gains for owners and where resale prices fell below previous purchase levels.

August’s largest condo resale gain came from Ardmore Park, where a 2,885 sq ft unit sold for S$12.55 million after previously transacting for about S$4.95 million. After being held for 30 years and 1 month, the property recorded a S$7.6 million gain, equivalent to 153.6%.

Grange Heights followed with a S$3.6 million gain after nearly 29 years of ownership, while Grange Residences recorded a S$3.15 million gain after 14 years and 8 months. Palm Spring gained S$3.1 million, while Ocean Park rounded out the top five with a S$2.93 million gain.

A clear feature of August’s top condo gains was long-term ownership and freehold tenure. All five properties were freehold, while holding periods ranged from about 15 years to 30 years. Palm Spring achieved the largest percentage gain at 269.6%, followed by Ocean Park at 217%, showing how a lower original purchase price combined with a long holding period can translate into substantial percentage returns.

2. Top 5 Condo Resale Losses

The five largest condo resale losses in August ranged from approximately S$1.12 million to S$1.78 million. The biggest was recorded at Skyline @ Orchard Boulevard, where a two-bedroom apartment sold for S$4.8 million after previously transacting at approximately S$6.58 million. This resulted in a S$1.78 million loss, equivalent to 27.1%.

Two units at Marina Bay Suites also appeared among the largest losses, recording declines of approximately S$1.61 million and S$1.12 million. Two units at The Scotts Tower lost approximately S$1.46 million and S$1.23 million respectively.

A notable feature of the list was its concentration in prime central developments. All five units had been held for more than 13 years, yet their August transacted PSFs remained below their previous purchase PSFs. This shows that a long holding period alone did not guarantee a profitable outcome where the original entry price was comparatively high.

HDB Resale Gains and Losses in August 2026

1. Top 5 HDB Resale Gains

The top five HDB resale gains in August ranged from approximately S$568,890 to S$682,000. A five-room flat at Natura Loft recorded the largest absolute gain, selling for S$1.688 million after an earlier purchase at S$1.006 million. Following a holding period of 9 years and 3 months, the transaction delivered a S$682,000 gain, or 67.8%.

An executive flat at Block 519 Serangoon North Avenue 4 followed with a S$631,000 gain, while an executive unit at Eunos Tenaga Ville gained S$600,000. A five-room flat at Toa Payoh Green recorded a S$570,000 gain, and a multi-generation flat at Bishan Green gained approximately S$568,890.

Larger flat types dominated the August ranking, with five-room, executive and multi-generation units making up all five transactions. Four of the five had been held for around 14 years or longer, while Natura Loft achieved the largest absolute gain despite a comparatively shorter holding period.

2. Top 3 HDB Resale Losses

Only three HDB transactions appeared among August’s resale losses. The largest was a 3-room flat at Marsiling Green, which sold for S$250,000 after being purchased for S$300,000 in December 2025. After being held for just under eight months, the flat recorded a S$50,000 loss, or 16.7%.

A 4-room flat at McNair Towers followed with a S$25,000 loss, selling for S$1.125 million compared with its previous S$1.15 million transaction price. At Blangah Garden, another 4-room flat sold for S$628,000, just S$2,000 below its previous S$630,000 purchase price - equivalent to a marginal 0.3% loss.

Unlike the HDB gain transactions, all three loss-making flats had relatively short holding periods of around one year or less. Their previous and latest transaction prices were also comparatively close in two of the three cases, particularly at McNair Towers and Blangah Garden. The small number of loss-making transactions suggests that realised HDB losses were relatively limited within the August dataset.

Landed Resale Gains and Losses in August 2026

1. Top 5 Landed Resale Gains

Landed homes recorded the largest absolute resale gains among the three property segments in August. The five biggest gains ranged from S$6.93 million to S$11.05 million, led by a detached house at Dunearn Estate on Trevose Crescent.

The property sold for S$14.98 million, compared with a previous transaction price of S$3.93 million approximately 21 years earlier, generating a S$11.05 million gain, or 281.2%. Another detached house at Dunearn Estate followed with a S$9.28 million gain. A semi-detached home at Mount Sinai gained S$8.22 million, a detached house at Kembangan Estate gained S$7.72 million, while a semi-detached home at Airview Park recorded a S$6.93 million gain.

Long-term ownership was a particularly consistent feature of the landed results. All five properties had been held for roughly 20 years or more, and all were detached or semi-detached houses. Airview Park recorded the largest percentage increase at 521.1%, despite ranking fifth by absolute dollar gain, illustrating how absolute and percentage returns can tell different stories.

2. Top 4 Landed Resale Losses

Only four landed resale losses appeared in the August dataset, ranging from approximately S$139,830 to S$500,000. A detached house at Gentle Road recorded the largest absolute loss, selling for S$18.5 million after being purchased for S$19 million just 1 year and 2 months earlier. The transaction resulted in a S$500,000 loss, or 2.6%.

Siew Lim Park recorded a S$212,000 loss, equivalent to a larger 27.8% decline, while a terrace house at The Seawind lost approximately S$168,670. A terrace house at The Vision recorded the smallest absolute loss at around S$139,830.

Unlike the landed gains, the loss-making transactions did not share a consistent holding-period pattern. Gentle Road changed hands after just over a year, while The Seawind and The Vision had been held for more than 14 years. With only four transactions and a mix of conventional and strata landed homes, the data does not point to a single factor behind August’s landed losses.

What August’s Resale Gains and Losses Tell Us

August’s resale data showed a wide gap in the scale of gains across property segments. Landed homes produced the largest absolute gains, reaching S$11.05 million, followed by condos at S$2.21 million and HDB flats at S$682,000. Long holding periods were particularly prominent among the strongest landed gains, while larger flat types featured strongly in the HDB rankings.

Loss-making transactions showed a different pattern. Condo losses were concentrated in prime central projects and exceeded S$1 million in all five highlighted cases. HDB losses were fewer and considerably smaller, with only three transactions in the August dataset and a maximum loss of S$50,000. Landed losses were also limited in number, although their larger property values resulted in greater absolute losses.

Overall, August reinforces that resale profitability depends on more than holding period alone. Entry price, location, property type, size and market conditions at the point of sale can all influence the eventual outcome. Longer holding periods were common among many of the month’s largest gains, but they did not prevent losses in some condo and landed transactions.
