Singapore Property Market Snapshot: August 2026 Rental Trends Across Condos, HDBs and Landed Homes

In Part 1 of our Singapore Property Market Snapshot for August 2026, we examined resale activity and pricing across condos, HDB flats and landed homes. Part 2 then looked at the month’s biggest resale gains and losses.

In this final instalment, we turn to Singapore’s rental market, looking at transaction volumes, average rents, the most active projects and estates, unit-type demand and August’s highest-value rental transactions.

Condo Rental Trends in August 2026

1. Condo Rental Volume and Price Trend

Condo rental activity moderated in August, with transaction volume declining from July. Despite the lower volume, average rental pricing remained broadly stable at around S$5.1 PSF, edging slightly higher from the previous month.

The combination of lower transaction activity and relatively steady PSF suggests that August’s slowdown was driven more by leasing volume than by a broad decline in rents. Rental PSF also remained within a relatively narrow range compared with most of the first half of 2026.

2. Top 5 Condo Projects by Rental Volume

D'Leedon recorded the highest condo rental volume in August with 52 transactions, at an average monthly rent of S$6,920. Normanton Park and Stirling Residences followed with 49 transactions each, averaging S$4,500 and S$4,870 respectively.

Sims Urban Oasis recorded 45 rental transactions at an average of S$3,800, while The Sail @ Marina Bay completed the top five with 42 transactions at an average monthly rent of S$5,430.

The August ranking covered a broad mix of locations and rental levels, from city-centre Marina Bay to city-fringe and established residential areas. D'Leedon stood out not only for having the highest transaction volume but also the highest average monthly rent among the five, while Sims Urban Oasis recorded the lowest average rent.

Rental Volume Breakdown by Unit Type at D'Leedon

3-bedroom units accounted for the largest share of rental activity at D'Leedon, with 25 transactions at an average monthly rent of S$7,280. One-bedroom units followed with 12 transactions averaging S$3,880, while 2-bedroom units recorded 8 transactions at an average of S$5,280.

Four-bedroom units accounted for 7 transactions but commanded the highest average monthly rent at S$12,770, with rents ranging from S$9,500 to S$17,800.

While 3-bedroom homes were the most actively rented unit type, smaller 1-bedroom units achieved the highest average rent on a PSF basis at S$6.10 PSF. This shows how total monthly rent and rent per square foot can tell different stories across unit sizes.

3. Top 5 Highest Condo Rental Transactions

Eden Residences Capitol recorded August’s highest condo rental transaction at S$42,000 per month for a 4,112 sq ft penthouse. The Boulevard Residence followed closely at S$41,000 for a 7,050 sq ft 5+ bedroom apartment.

A large 8,450 sq ft unit at Cape Royale rented for S$40,000, while two 4-bedroom units at Nassim Park Residences, measuring 5,183 sq ft and 5,220 sq ft, each achieved monthly rents of S$36,000.

Large floor areas were a defining feature of August’s highest-value condo rentals, with every transaction involving a unit above 4,000 sq ft. The results were also concentrated in premium developments, reinforcing the significant rental premium that very large homes in higher-end locations can command.

HDB Rental Trends in August 2026

1. HDB Rental Volume and Price Trend

HDB rental activity eased in August after July’s stronger month. Transaction volume moved lower, while average rental pricing also softened to approximately S$2.48 PSF.

July had recorded one of the stronger rental-volume readings of the year, making August a moderation from that level. The simultaneous decline in both activity and average PSF points to a softer month for the HDB rental market overall.

2. Top 5 HDB Projects by Rental Volume

The Pinnacle@Duxton led August’s HDB rental market with 20 transactions at an average monthly rent of S$5,010.

Cantonment Towers and Haig View followed with 18 transactions each, recording average rents of S$3,400 and S$2,810 respectively. Clementi Meadows recorded 17 transactions at an average of S$2,930, while Cheng San Court completed the top five with 16 transactions averaging S$2,600.

The Pinnacle@Duxton stood apart from the rest of the top five, recording both the highest transaction volume and the highest average monthly rent. More broadly, the rankings show tenant activity across both central and mature residential estates, with a wide difference in average rental levels depending on project and location.

Rental activity at The Pinnacle@Duxton was almost evenly divided between its larger flat types. 4-room flats recorded 11 transactions, compared with 9 transactions for 5-room flats.

Average monthly rents were also very similar. Four-room units averaged S$5,030 per month, while 5-room flats averaged S$4,980. However, 4-room units achieved a noticeably higher average rate of S$5.60 PSF, compared with S$4.50 PSF for 5-room flats.

This suggests that while tenants paid similar overall rents for the two flat types, the smaller 4-room units commanded a higher price relative to their floor area.

3. Top 5 Highest HDB Rental Transactions

August’s highest HDB rental transaction was recorded at Block 93 Jalan Dua, where a unit rented for S$6,700 per month. Block 42 Kim Cheng Street followed at S$6,200 per month.

A 1,033 sq ft unit at The Pinnacle@Duxton recorded the third-highest rent at S$6,100 per month, followed by Block 910 Jurong West Street 91 at S$5,800. Di Tanjong Rhu completed the top five with a monthly rent of S$5,650.

The five highest HDB rentals therefore ranged from S$5,650 to S$6,700, a considerably narrower spread than the highest-value condo and landed rentals. The results also show that premium HDB rents were not limited to one estate, with the top transactions spread across several parts of Singapore.

Landed Rental Trends in August 2026

1. Landed Rental Volume and Price Trend

Landed rental activity also moderated in August, with transaction volume slipping from July while average rental pricing eased to around S$3.27 PSF.

Although both measures moved lower month-on-month, August rental activity remained relatively close to the levels recorded across several earlier months. Landed rental figures can also fluctuate more noticeably because transaction volumes are much smaller than in the condo and HDB segments.

2. Top 5 Landed Estates by Rental Volume

Serangoon Garden Estate was by far the most active landed rental estate in August, recording 21 transactions at an average monthly rent of S$12,240.

Seletar Hills Estate and Westwood Park followed with 7 transactions each, although their average rents differed considerably at S$4,950 and S$3,140 respectively. Lakeside Grove and Springleaf Garden each recorded 6 transactions, averaging S$2,330 and S$7,770 per month.

Serangoon Garden Estate recorded three times as many transactions as the next most active estates and also achieved the highest average rent among the five. The wide variation in rental levels across the ranking reflects differences in landed property type, size and individual estate characteristics.

Rental Volume Breakdown by Property Type at Serangoon Garden Estate

Semi-detached and terrace houses accounted for 19 of Serangoon Garden Estate’s 21 rental transactions in August. Semi-detached houses led with 10 transactions at an average monthly rent of S$13,140, while terrace houses recorded 9 transactions averaging S$11,540.

One detached house rented for S$16,000, while one property classified as a house rented for S$5,700.

Terrace houses recorded a higher average rental rate on a PSF basis than semi-detached houses, at S$3.70 PSF versus S$3.20 PSF. The results indicate that August’s rental activity in the estate was overwhelmingly concentrated in semi-detached and terrace homes rather than detached properties.

3. Top 5 Highest Landed Rental Transactions

August’s highest landed rental transaction came from a detached house at Tanglin Hill in District 10, which rented for S$108,888 per month and had an estimated built-up area of 12,708 sq ft.

A Good Class Bungalow at Belmont Road followed at S$80,000 per month, with 26,456 sq ft of land and an estimated 17,621 sq ft of built-up area.

Three more homes recorded monthly rents of S$60,000: a Good Class Bungalow at King Albert Park, another at Brizay Park, and a detached house at King Albert Park in District 21.

All five properties were freehold, while three were identified as Good Class Bungalows and the other two as detached houses. Their very large land or built-up areas place these transactions firmly at the luxury end of Singapore’s landed rental market and should not be viewed as representative of typical landed rents.

What August’s Rental Market Tells Us

August saw rental volumes ease across condos, HDB flats and landed homes after stronger activity in July. Condo rental pricing remained comparatively stable despite the lower number of transactions, while average HDB and landed rental PSF both softened month-on-month.

At project level, demand remained concentrated in several clear standouts. D'Leedon led condo rental activity, The Pinnacle@Duxton topped HDB rentals, and Serangoon Garden Estate recorded a substantial lead among landed estates. Unit-type breakdowns also showed different demand patterns: 3-bedroom homes dominated at D'Leedon, 4-room and 5-room flats were almost evenly split at The Pinnacle@Duxton, while semi-detached and terrace houses accounted for nearly all activity at Serangoon Garden Estate.

At the upper end of the market, August continued to produce very different rental levels across the three segments. The highest transactions reached S$42,000 per month for condos, S$6,700 for HDB flats, and S$108,888 for landed homes.

Overall, August’s data points to a rental market with softer transaction activity but significant variation by segment, project and property type.
