Singapore Property Market Snapshot: August 2026 Resale Trends Across Condos, HDBs and Landed Homes

Singapore’s resale property market saw transaction activity ease across condos, HDBs and landed homes in August 2026. Prices, however, remained comparatively resilient, with condo and landed average PSF increasing while HDB prices held steady.

In this month’s Singapore Property Market Snapshot, we look at transaction volumes, average resale prices, the most active projects and the month’s highest-value deals to see where buying activity was concentrated across the three segments.

Condo Resale Market

1. Condo Resale Volume and Price Trend

Condo resale activity moderated in August, with 1,100 transactions, down from 1,291 in July - a decline of approximately 14.8% month-on-month. Despite the lower volume, average resale prices increased from S$1,760 PSF to S$1,780 PSF. Condo pricing has remained relatively stable through much of 2026, generally hovering around S$1,780 - S$1,790 PSF since March.

The combination of fewer transactions and a modest PSF increase suggests that softer activity did not translate into broad price weakness. Buyers may have been more selective in August, while properties that successfully transacted continued to achieve relatively firm pricing.

2. Top 5 Most Popular Condo Resale Projects

D'Nest and Kingsford Waterbay jointly recorded the highest resale activity with 12 transactions each, followed by Normanton Park and The Tapestry with 10 deals each. Treasure At Tampines rounded out the top five with nine transactions. Among the projects, Normanton Park recorded the highest average transacted price at S$1,950 PSF, while Kingsford Waterbay had the lowest at S$1,460 PSF.

The ranking shows resale activity spread across several suburban and city-fringe developments rather than being concentrated in a single location. Tampines featured twice through The Tapestry and Treasure At Tampines, while Pasir Ris and Upper Serangoon also appeared among the most active projects. The wide PSF range suggests that resale demand continued across different price points.

The distribution suggests resale activity at D'Nest was concentrated mainly in 2- and 3-bedroom homes, which offered a middle ground between overall purchase price and unit size. While 4-bedroom units recorded fewer transactions, they achieved the highest average PSF at S$1,560, indicating that larger units were still able to command a pricing premium.

3. Top 5 Highest Condo Resale Prices

The largest condo resale transaction in August came from Ardmore Park, where a 2,885 sq ft four-bedroom unit changed hands for S$12.55 million, equivalent to S$4,350 PSF. It was followed by Four Seasons Park at S$7.883 million and a 3,240 sq ft penthouse at The Metz at S$7.8 million.

All five of August’s highest-value condo transactions were freehold properties, with unit sizes exceeding 2,000 sq ft. The appearance of both Ardmore Park and Ardmore II also highlights high-value activity in the Ardmore area. Large floor areas, freehold tenure and prime locations were recurring characteristics among the month’s biggest condo deals.

HDB Resale Market

1. HDB Resale Volume and Price Trend

HDB resale transaction volume declined by approximately 13.0% month-on-month in August. July recorded the highest transaction volume of the year so far, making August a moderation from that peak. Average resale prices remained unchanged at S$650 PSF.

The stable average PSF despite lower transaction activity points to relatively resilient HDB resale pricing. Rather than a notable shift in prices, August appears to reflect a slowdown in transaction activity following July’s stronger month, with buyers continuing to transact at broadly similar price levels.

2. Top 5 Most Popular HDB Resale Projects

Tampines Greenverge led August’s HDB resale activity with 28 transactions, followed closely by Alkaff Oasis with 25. Bedok South Horizon recorded 13 transactions, while Alkaff Courtview and Waterfront II @ Northshore completed the top five.

Bidadari stood out, with both Alkaff Oasis and Alkaff Courtview appearing among the most active projects and recording average transacted prices above S$1,000 PSF. Tampines Greenverge, meanwhile, achieved the highest transaction volume despite a lower average of S$790 PSF. This points to active demand across both higher-priced city-fringe developments and more affordable suburban options.

4-room flats dominated resale activity at Tampines Greenverge, recording 22 transactions at an average transacted price of S$798,000, or S$790 PSF. Five-room flats followed with 8 transactions averaging S$934,000, while 3-room flats recorded 2 transactions at an average of S$629,000.

3. Top 5 Highest HDB Resale Prices

August’s highest HDB resale transaction came from The Pinnacle@Duxton, where a five-room flat sold for S$1.72 million, equivalent to S$1,493 PSF. Natura Loft followed closely at S$1.711 million. Both projects appeared twice among the five highest-value transactions of the month.

The repeat appearances of The Pinnacle@Duxton and Natura Loft also show that August’s highest HDB prices were concentrated in a relatively small group of premium projects, while Tiong Bahru View added another centrally located development to the ranking.

Landed Resale Market

1. Landed Resale Volume and Price Trend

Landed resale activity recorded the largest month-on-month decline among the three property segments. Transaction volume fell by approximately 27.0% from July to August. In contrast, average resale prices increased by approximately 2.5% over the same period. August’s average landed PSF was one of the highest levels recorded so far in 2026, behind April’s S$2,100 PSF.

2. Top 5 Most Popular Landed Resale Projects

Thomson Garden Estate and Serangoon Garden Estate were the most active landed locations in August, recording four transactions each. Dunearn Estate, Kembangan Estate and Starlight Road followed with three transactions apiece.

Transaction numbers remained small even among the most active landed estates, reflecting the lower turnover of landed homes compared with condos and HDB flats. Pricing also varied considerably: Thomson Garden Estate averaged S$3,270 PSF, compared with S$2,030 PSF at Kembangan Estate, showing how location and individual property characteristics can significantly affect landed values.

The breakdown shows that resale activity was concentrated in terrace houses, which also achieved a higher average PSF despite having a substantially lower average transaction price than the semi-detached home. This reflects how landed pricing can vary considerably depending on factors such as land size and property type, and why overall transaction value alone may not indicate the highest PSF.

3. Top 5 Highest Landed Resale Prices

The month’s largest landed resale deal was a detached house at Chip Hock Gardens, which sold for S$24.28 million on a land area of 9,270 sq ft. It was followed by a detached house at Gentle Road for S$20.38 million and another at Raffles Park for S$19.8 million.

All five of August’s highest-value landed transactions involved detached houses with land areas exceeding 7,000 sq ft. Gentle Road also appeared twice in the rankings. The combination of substantial land sizes, detached housing and established landed locations was a recurring feature among August’s most expensive landed transactions.

August saw lower resale transaction volumes across all three property segments. Condo transactions fell 14.8% from July, HDB transactions declined 13.0%, while landed activity dropped 27.0%. Pricing was considerably steadier: condo average PSF increased to S$1,780, HDB remained unchanged at S$650 PSF, and landed average PSF rose to S$2,080.

The project-level results show that demand was not concentrated in one part of the market. Condo activity was spread across several suburban and city-fringe developments, while Tampines and Bidadari featured prominently among the most active HDB projects. At the upper end, August’s largest transactions were characterised by large freehold condos, premium five-room HDB flats and sizeable detached landed homes.

Overall, August points to a resale market where transaction activity softened without a corresponding broad decline in prices. Buyers may have become more selective, while well-located or differentiated properties continued to achieve premium values.
