Singapore’s Most Active Condo Resale Projects: January to August 2026

When comparing condos, buyers often focus on price and PSF.

But transaction volume tells you something different: how frequently units within a project are actually changing hands.

Data from RealInsight shows which condo projects recorded the strongest resale activity from 1 January to 31 August 2026.

Singapore Recorded 9,578 Condo Resale Transactions

Across the first eight months of 2026, RealInsight recorded 9,578 condo resale transactions across more than 1,500 projects.

The average transacted price was approximately S$2.001 million, or S$1,770 PSF, while total transaction value reached about S$19.16 billion.

Monthly resale activity also remained relatively steady throughout the period, showing that buyers continued to participate actively in the secondary condo market.

RealInsight data shows that Treasure at Tampines recorded the highest number of resale transactions, with 93 deals from January to August 2026.

It was followed by:

Riverfront Residences - 82 transactions

The Florence Residences - 80 transactions

Rivercove Residences - 79 transactions

Parc Esta - 78 transactions

Other actively traded developments included Stirling Residences with 73 transactions, Normanton Park with 67, Sol Acres with 53, and D'Leedon and Kingsford Waterbay with 50 each.

Among the 10 most transacted condo projects from January to August 2026, six were in the East or North-East, including Treasure at Tampines, The Florence Residences, Riverfront Residences, Rivercove Residences, Parc Esta and Kingsford Waterbay. Two were in the Central region and two in the West, showing that the strongest resale activity was concentrated largely in the East and North-East.

High Transaction Volume Does Not Mean Higher Prices

One interesting takeaway is that the most actively traded projects sit at very different price points.

Treasure at Tampines, for example, recorded an average transacted price of about S$1.627 million, or S$1,810 PSF.

Riverfront Residences averaged around S$1.346 million and S$1,730 PSF, while The Florence Residences averaged approximately S$1.511 million and S$1,890 PSF.

Meanwhile, Parc Esta recorded a considerably higher average of around S$1.765 million and S$2,310 PSF, despite having a similar number of transactions.

This shows why transaction volume and price should be considered together.

Why Does Transaction Activity Matter?

A project with frequent transactions gives buyers more recent market references.

Instead of relying on one or two older sales, buyers can compare multiple transactions to see how prices differ by factors such as unit size, floor level and individual unit characteristics.

For sellers, recent transactions can also provide a clearer indication of how similar units have been priced.

However, high transaction volume does not automatically mean stronger demand.

Larger developments naturally have more units available to enter the resale market, so project size should also be considered when comparing activity.

Look at Activity and Price Together

The strongest project comparison is not simply:

“Which condo had the most transactions?”

A more useful approach is:

How many units are selling → what are buyers paying → how does the unit I am considering compare?

For buyers, looking at transaction volume and actual transacted prices together provides a clearer picture of how active and established a project's resale market really is.
