Resale vs New Launch in District 16: Which Property Should You Buy?

Buying in District 16 (which consists of Bedok, Upper East Coast and Bayshore) often comes down to one key question for property buyers and investors: resale or new launch? With upcoming developments like Vela Bay, a highly anticipated waterfront condominium launching on 25th April 2026 near Bayshore MRT, the decision is becoming even more relevant for buyers weighing current value versus future potential.

Resale homes are located in mature estates with established amenities, schools and transport links. They also tend to offer larger unit sizes, making them ideal for families who prioritise space and immediate convenience.

Over the past year, resale condo prices in Singapore rose modestly (about 4–6% YoY, averaging ~$1,700–$1,900 psf). From a pricing standpoint, resale units are generally more affordable on a PSF basis and come with full transparency through past transaction data. You can move in immediately, though older developments may require renovation and ongoing maintenance.

New launches in District 16, especially in the emerging Bayshore precinct, are gaining strong interest. Projects like Vela Bay offer modern layouts, smart features and proximity to upcoming infrastructure such as the Thomson-East Coast Line, positioning the area as a future growth hotspot.

While new launches typically come at more of a premium, they may offer stronger long-term upside if bought early in a developing area. New launch condos remained significantly pricier at around $2,200–$2,600 psf. Buyers also benefit from progressive payment schemes, though they must wait for completion and accept some market timing risk.

For example, the upcoming Vela Bay is expected to be priced around $2,600–$3,010 psf, reflecting its waterfront positioning, connectivity near Bayshore MRT, and strong demand for new projects in mature East Coast areas.

If you want space, value, and immediate use, resale may suit you better. If you’re looking to ride future growth, especially with new projects like Vela Bay entering the market, a new launch could be the smarter long-term move.
