Bishan Spring Executive Maisonette Sets New D20 HDB Record with S$1.65 Million Sale

An executive maisonette flat at Bishan Spring has changed hands for S$1.65 million, setting a new record for the highest HDB resale transaction recorded in District 20. 

The sale took place on 23 June 2026 and involved a higher floor, 1,744 sqft unit at Block 192 at Bishan Street 13. Based on the transacted price, the unit was sold at approximately S$946 psf.

Even more impressively, the unit was also the highest recorded HDB resale price in Singapore in June 2026.  

The three-bedroom executive flat is located on one of the higher floors within the block. Its large floor area was likely a key factor behind the record price, as executive flats offer considerably more living space than most newer HDB flat types. 

Notably, this was the unit’s first recorded resale transaction since the project was completed. At S$1.65 million, the transaction narrowly surpassed the previous highest HDB resale price in District 20: a 1,292 sqft five-room flat at Natura Loft that sold for S$1.632 million in August 2025.

Despite recording a lower PSF, the Bishan Spring unit achieved a higher overall transacted price, largely due to its substantially larger floor area which lifted its total value.

Bishan Spring is a 99-year leasehold HDB development completed in 1987. Located along Bishan Street 13, the project comprises six blocks with 540 residential units, including 249 five-room flats, 187 four-room flats, 88 three-room flats and just 16 executive units. 

Executive flats account for only around 2.9% of the project’s residential units, making homes of this type relatively limited within the development. Unit sizes across Bishan Spring range from approximately 689 sqft to 1,755 sqft.

The development is also around 408 metres, or a five-minute walk, from Bishan MRT station. Residents have access to nearby supermarkets and schools, including Guangyang Primary School, Kuo Chuan Presbyterian Primary School, Raffles Institution and Catholic High School. 

What the Transaction Means for Bishan and D20

The S$1.65 million sale establishes a new price ceiling for HDB resale homes in District 20 and highlights the continued appeal of large executive flats in mature estates. 

Across the 49 executive-flat transactions recorded in District 20 between August 2025 and July 2026, the average transacted price was approximately S$1.263 million, or S$780 psf. The Bishan Spring unit therefore sold for about 31% above the district-wide average price, while its S$946 psf rate was around 21% higher than the average for executive flats during the period.

Average prices for D20 executive flats generally ranged between approximately S$1.15 million and S$1.47 million each month, with June 2026 recording the highest monthly average. This suggests the transaction stands out mainly because of the unit’s large floor area, high-floor position and scarcity within Bishan Spring. With only 49 transactions recorded over the 12-month period and monthly volumes generally remaining low, the sale is better viewed as an exceptional unit-specific result.
