In Part 1 of our Singapore Property Market Snapshot for June 2026, we examined resale activity and pricing trends across condos, HDB flats and landed homes, while Part 2 focused on the month’s biggest resale gains and losses. In this final instalment, we turn to Singapore’s rental market, analysing rental volumes, average rental prices, the most active projects and estates and the highest-value rental transactions across the three property segments.
Condo Rental Trends in June 2026

Condo rental activity weakened noticeably in June 2026, with transaction volume falling from 11,636 in May to 8,274, the lowest monthly total recorded in the first half of the year. Average rent also declined from S$5.15 PSF to S$5.06 PSF, extending the moderation seen after rental rates peaked earlier in the year. The simultaneous drop in both volume and PSF suggests softer tenant demand in June.

Normanton Park recorded the highest condo rental volume in June 2026, with 63 transactions at an average rent of S$4,380. It was followed by J Gateway with 52 transactions, while Commonwealth Towers, Lakeville and Leedon Green recorded between 41 and 43 transactions each.
The top projects were spread across different parts of Singapore, including Normanton Park, Jurong, Commonwealth and the Holland area. This suggests that rental demand remained broad-based, with tenants favouring larger, well-connected developments near transport links, business hubs and established amenities.

At Normanton Park, rental demand was concentrated among smaller and mid-sized units. One-bedroom apartments recorded the highest volume with 23 transactions, while 2- and 3-bedroom units followed with 16 transactions each.
Together, these unit types accounted for most of the project’s rental activity, suggesting that tenants were mainly seeking more affordable, space-efficient homes rather than larger 4-bedroom units or penthouses.

The highest condo rental transaction in June 2026 was recorded at The Colonnade, where a 7,050 sqft unit was rented for S$47,000. This was followed by a 12,400 sqft apartment at Orchard Towers at S$43,418 and a 6,844 sqft unit at V on Shenton at S$38,000.
Overall, the top transactions were dominated by very large homes in prime central locations, suggesting that demand at the upper end of the rental market remained focused on space, exclusivity and accessibility.
HDB Rental Trends in June 2026

HDB rental volume eased from 4,872 transactions in May to 4,726 in June 2026, continuing the gradual slowdown seen since March. Despite the lower activity, average rent edged up slightly from S$2.53 PSF to S$2.54 PSF. This suggests that tenant demand softened modestly in June, but rental prices remained stable, with limited signs of downward pressure across the HDB rental market.

Clementi Meadows recorded the highest HDB rental volume in June 2026, with 25 transactions at an average rent of S$2,840. It was closely followed by Anchorvale Grove with 24 transactions, while The Pinnacle@Duxton recorded 22 transactions and the highest average rent among the top five at S$4,450. Toh Guan View and Cheng San Court each registered 19 transactions.
Overall, the results were spread across western, north-eastern and central locations, suggesting that HDB rental demand remained broad-based, with tenants favouring well-connected estates that offer a mix of affordability and convenient access to amenities.

At Clementi Meadows, rental demand was heavily concentrated in 3-room flats, which accounted for 20 of the project’s 25 transactions at an average rent of S$2,870. By comparison, 4-room flats recorded only three transactions, while other unit types contributed two. This suggests that tenants were mainly seeking smaller, more affordable homes within the estate.
3. Top 5 Highest HDB Rental Transactions

The highest HDB rental transaction in June 2026 was recorded at Block 824 Tampines Street 81, where a 656 sq ft unit was rented for S$9,000. This was followed by a 4-room flat at Towner Heights at S$8,500 and a 5-room flat at Teck Whye Heights III at S$6,150. Two units at The Pinnacle@Duxton also featured among the top five at S$5,550 each.
Overall, the highest rents were concentrated among selected units in well-connected estates, with larger flat types and distinctive locations continuing to command a premium.
Landed Rental Trends in June 2026

Landed rental volume fell from 645 transactions in May to 538 in June 2026, making it the second-lowest monthly total in the first half of the year. Meanwhile, average rent increased from S$3.20 PSF to S$3.40 PSF, the highest level recorded during the six-month period.
This suggests that although overall leasing activity weakened, demand remained firm for higher-value landed rentals, supporting an increase in average rents.
2. Top 5 Landed Estates by Rental Volume

Westville recorded the highest landed rental volume in June 2026, with 12 transactions at an average rent of S$1,730. It was followed by Serangoon Garden Estate with 11 transactions, while Shamrock Park, Frankel Estate and Seletar Hills Estate recorded between 7 and 9 transactions each.
The results show that demand was spread across several established landed enclaves, although average rents varied widely, suggesting a mix of more affordable cluster-style homes and larger conventional landed properties.

At Westville, rental demand was concentrated heavily in terrace houses, which accounted for nine of the estate’s 12 transactions at an average rent of S$1,770. Semi-detached houses recorded two transactions as well. This suggests that tenants were mainly drawn to terrace homes, likely due to their relatively more accessible rents within the landed housing segment.
3. Top 5 Highest Landed Rental Transactions

The highest landed rental transaction in June 2026 was recorded at Cluny Park Road, where a detached house was rented for S$52,000. This was followed by another detached house at Binjai Park at S$50,000 and a Good Class Bungalow at Caldecott Hill Estate at S$45,000.
The top transactions were concentrated among large detached homes and Good Class Bungalows in prime landed enclaves, showing that high-end rental demand remained focused on space, exclusivity and prestigious locations.
Overall, June 2026 saw softer rental activity across condos, HDB flats and landed homes, although pricing remained relatively resilient in selected segments. Demand was strongest in well-connected developments and established estates, while the highest rents continued to be recorded for larger homes in prime locations. Across the market, accessibility, affordability, space and exclusivity remained the main factors shaping tenant demand.
