Singapore’s property resale market continued to evolve in July 2026, with transaction activity and pricing trends varying across the condo, HDB and landed segments.
In this edition of the Singapore Property Market Snapshot, we examine July’s resale transaction volumes, average prices, most active projects and highest-value deals to understand where demand remained strongest.
Condo Resale Market

Condo resale activity moderated in July 2026, with 1,019 transactions, down from around 1,146 in June. The average resale price also declined from approximately S$1,785 PSF to S$1,770 PSF. This marked the second consecutive monthly fall in transaction volume, while average PSF recorded its sharpest monthly decline between January and July after peaking in May.
The simultaneous decrease in transaction volume and average PSF suggests that condo resale demand softened in July. Buyers may have become more price-sensitive, while sellers appeared to have less room to maintain the higher pricing achieved earlier in the year. However, average prices remained above the levels recorded at the start of 2026.

Riverfront Residences led July 2026’s condo resale activity with 17 transactions at an average S$1,710 PSF. It was followed by The Florence Residences with 10 transactions at S$1,870 PSF, Treasure at Tampines with 9 at S$1,750 PSF, and Normanton Park and Rivercove Residences with 8 each, averaging S$1,950 PSF and S$1,650 PSF respectively. Normanton Park recorded the highest average PSF among the five projects. It is also worth noting that the top 3 most popular condo projects for this month are the same as the ones from June 2026.
Four of the five projects are located in suburban estates such as Hougang, Tampines and Sengkang, while Normanton Park represents a higher-priced city-fringe option. The ranking suggests that resale activity was concentrated in larger developments offering a broad range of unit choices and price points, with demand spanning both more affordable suburban homes and higher-PSF properties nearer the city.

The highest condo resale transaction in July 2026 was a 4,704 sqft, five-bedroom unit at Leedon Residence, sold for S$14.3 million. This was followed by a four-bedroom unit at Ardmore Park and an apartment at 8 Orange Grove Road, both transacted at S$12 million. Two Hilltops units completed the list, sold for S$11.45 million and S$8.88 million respectively.
The five highest-value deals were concentrated in large, freehold luxury homes, with all transactions involving units above 2,400 sqft. High overall prices were supported by a combination of generous floor areas and premium PSF levels, particularly at Ardmore Park and Hilltops. The results indicate that demand at the upper end of the resale market remained focused on spacious homes in established prime residential locations.
HDB Resale Market

HDB resale activity eased in July 2026, with 2,033 transactions, down from 2,221 in June. In contrast, the average resale price rose from about S$645 PSF to S$649 PSF. June recorded the lowest average PSF between January and July, while April remained the peak at close to S$660 PSF.
The decline in transaction volume alongside a recovery in average PSF suggests that demand became more selective rather than uniformly weaker. Fewer transactions were completed, but buyers still paid higher prices for the units that changed hands, which may reflect continued demand for better-located, larger or more desirable flats.

Tampines GreenVerge was July 2026’s most active HDB resale project, recording 24 transactions at an average S$780 PSF. It was followed by SkyParc @ Dawson with 17 transactions at S$1,210 PSF, Alkaff Oasis with 14 at S$1,100 PSF, and West Ridges @ Bukit Batok and West Plains @ Bukit Batok with 13 each, averaging S$710 PSF and S$690 PSF respectively. SkyParc @ Dawson recorded the highest average PSF.
The ranking was dominated by newer HDB developments across Tampines, Queenstown, Bidadari and Bukit Batok, with two Bukit Batok projects appearing among the top five. The higher PSF levels at SkyParc @ Dawson and Alkaff Oasis also show the pricing premium associated with projects closer to the city, while the strong volumes elsewhere suggest sustained demand for newer flats across both mature and suburban estates.

Two Natura Loft units in Bishan recorded July 2026’s highest HDB resale prices, with a 1,292 sqft five-room flat selling for S$1.62 million at S$1,254 PSF, and another unit there selling for S$1.58 million at S$1,223 PSF. Two 1,227 sqft five-room flats at The Peak @ Toa Payoh transacted for S$1.57 million and S$1.55 million respectively. An executive flat at Sin Ming Court in Bishan also sold for S$1.55 million.
The highest-priced transactions were concentrated in mature, well-located estates, with Natura Loft and The Peak @ Toa Payoh each appearing twice. The four five-room flats combined relatively large floor areas with high PSF levels, while the Sin Ming Court transaction was supported by its substantially larger executive-flat layout. Overall, both location and space contributed to July’s top HDB resale prices.
Landed Resale Market

Landed resale activity declined in July 2026, with 170 transactions, down from 211 in June, which had recorded the highest monthly volume between January and July. The average resale price also eased from about S$1,995 PSF to S$1,960 PSF. July’s average PSF remained below the seven-month peak of roughly S$2,100 PSF recorded in April.
July’s lower transaction volume and average PSF indicate a quieter month for landed resales compared with June. The decline was moderate rather than exceptional within the January-to-July trend, suggesting a monthly slowdown rather than a decisive shift in market direction.

July 2026’s highest landed resale transaction was a freehold Good Class Bungalow at Swettenham Road in District 10, sold for S$31.8 million. It occupied 15,553 sqft of land and transacted at S$2,045 PSF. This was followed by freehold detached houses at Dunearn Estate for S$21.5 million, Pasir Panjang Road for S$21 million, Trevose Crescent for S$19.8 million and Princess of Wales Road for S$17.5 million.
All five transactions involved freehold detached homes or a Good Class Bungalow in established landed areas. The ranking was shaped by both land size and location: the Swettenham Road and Pasir Panjang Road properties had the largest plots, while Trevose Crescent and Dunearn Estate achieved higher land PSF despite smaller sites. This shows that prime location and land value were as important as plot size in determining overall prices.
July’s resale market showed softer transaction activity across condos, HDB flats and landed homes compared with June. Average prices also eased for condos and landed properties, while HDB resale PSF recovered from its June low despite a lower number of transactions. This created a mixed picture, with reduced overall activity but different pricing movements across the three segments. Buyers appeared more selective in July, with demand still evident for newer HDB projects, large suburban condominiums and well-located prime homes.
